Most people are not aware of the conditions in their crawl space. And even if they are, it's under the house so who cares? Right?

Did you know that all types of mold need moisture to grow? This is important because the conditions in the crawl space are perfect for growing mold. Even if you know there is no water in your crawl space, the open dirt supplies enough moisture to grow mold. The heat/air conditioning ducts carry the mold spores into your living space, they land on your counter tops, bedding and furniture. People with allergies find it very unpleasant in the spring and fall. It is true there are many types of mold and not all are deadly but all of them can grow in a crawl space that is unprotected.

The powder post beetle is Michigan's equivalent to a termite. Never heard of it? The powder post beetle (ppb) is a very small wood boring insect that literally reduces lumber to powder. What makes these insects so devastating? The damage they do is not so easy to detect. The outside of the floor joist looks to be in good shape, until you bump it and it explodes into saw dust. The ppb does its magic on the inside of the lumber only, rather than the inside and the outside like a carpenter ant. The simple truth is you won't know you have them until its to late. There is good news though, ppb damage can be prevented by controlling moisture. The ppb, like the spider, lives a high humidity lifestyle, so it can not survive if the humidity is to low.

Structure rot is another high humidity by-product. When condensation settles on untreated wood and is not allowed to dry properly it begins to rot rapidly. Then when the untreated wood that has a high moisture content freezes, it slowly begins to crack as the water expands. The following season brings more moisture and the process continues. It is only a matter of a few years before the floors become uneven or soft.

The common factor here is moisture whether it comes by way of rain water, a high water table or just bad drainage it can slowly produce results that costs you money.
